This caused air to escape through gaps in windows, doors, and shaft penetrations, allowing humid air to infiltrate the space. The fresh air supply duct was delivering air with a mixing ratio of 13.06 g/kg, far exceeding the acceptable range of 9.0 – 10.0 g/kg. This suggests that the Fresh Air Handling Unit (FAHU) may not be effectively treating or pre-cooling the air, leading to elevated indoor humidity levels. 

Contributing Factors to High Humidity

Several other issues were identified during the inspection:

  • Improperly sealed doors: Gaps in aluminum doors allowed humid air to infiltrate, especially during summer.
  • Unsealed EPDM lining: Damaged and unsealed sections of the moisture barrier allowed air infiltration.
  • Moisture damage on walls: Unsealed gaps on balconies led to water infiltration, leaving calcium deposits and increasing humidity.
  • Gaps in ceiling lights and shaft penetrations: These minor gaps served as entry points for humid air, contributing to condensation over time.

Recommendations for Humidity Control

To address these issues, the following steps were recommended:

  1. Inspect and optimize the FAHU: Ensure the system is effectively treating and pre-cooling the air.
  2. Seal gaps in doors and EPDM lining: Properly seal all overlaps and replace damaged sections to prevent air infiltration.
  3. Address moisture damage: Clean and seal gaps in aluminum cladding, remove calcium deposits, and allow walls to dry thoroughly.
  4. Seal shaft penetrations: Use fire-stop sealant to close gaps in shafts and prevent air and moisture infiltration.
